SHORT SALE


SHORT SALE

Short Sale is an option for the homeowners who are having an economic or financial hardship which prevents them to honor their debts and that know they just want to walk away from the house.  Negotiating a short sale with the bank or mortgage lender consist in applying for the approval of selling the real estate for less than the amount of money owed to the bank and/or less of the balance of debts secured by liens against the property.  In consequence a deficiency or unpaid balance will remain. Pre-approved short sales terms before listing their properties, fully released from future liability for the first mortgage debt, up to $ 3,000 for borrower relocation assistance and exclusion of income for taxpayer on discharge of debt on their principal residence are incentives provided by programs as HAFA AND MDRA. 

This process is an alternative to foreclosure because alleviates from a prolonged stress to homeowners and additional fees and cost to all involved parts. However it’s a very complicated negotiation process, with so many interested parts involved   (primary mortgages, junior liens holders, HOA), with different levels of approval. There are a lot to consider before taking this decision; is a long process and seller’s credit score will be negative affected. Besides, the seller’s release of liability, or the seller obligation to repay any deficiencies of the loan  should be clear stated.   Definitively Short Sale process should be handled for skilled and experienced professionals, in order to get the desired result and avoid the foreclosure.

Short Sale es una opción para aquellos propietarios de viviendas quienes se encuentran en una situación económica que les impide honrar sus deudas y quienes desean dejar esa propiedad. Negociar un Short Sale consiste en solicitar al banco o institución financiera, que permita la venta de la propiedad por menos cantidad de dinero que la hipotecada. Esto originara un saldo deficitario. Ventas cortas aprobadas antes de listar las propiedades, la liberación total del pago sobre la primera hipoteca, hasta $3.000 para relocalización del prestatario y exclusiones fiscales, son algunos de los incentivos que los programas HAFA y MDRA, han proporcionado.

Este proceso es una alternativa al Foreclosure, puesto que alivia al propietario de un stress más prolongado y de gastos adicionales. Sin embargo, es un proceso de negociación muy complicado, con muchas partes interesadas involucradas en el mismo (primeras y segundas hipotecas, deudas con Asociaciones) y con diferentes niveles de aprobación. Hay mucho que considerar antes de tomar esta decisión, ya que es un largo proceso y el reporte de crédito del vendedor se vera afectado. Además, la liberación de la obligación del vendedor de pagar el monto deficitario  debe ser claramente establecida. Short Sale es definitivamente un proceso que debe ser manejado por profesionales capaces y con experiencia en el área, a fin de conseguir el resultado deseado e evitar el foreclosure.

NOTIFY WESTON CITY

City of Weston staff are closely monitoring storm tracking and
projections. At this time the following is in effect:
Due to the current Tropical Storm Watch, all city park fields are
currently closed as of 10AM 8/25/12.
ALL CITY PARKS AND THE YMCA WILL BE CLOSED ON SUNDAY, AUGUST 26TH and
will be closed on MONDAY, AUGUST 27TH UNTIL AT LEAST NOON.
Please ensure catch basins are clear within private communities to
mitigate flooding.
Should a State of Emergency be issued, which is likely within a couple
of hours, HOA’s will be notified that their entry gates must remain
in the open position.
Wind and Rain - sustained winds of 35-50 mph are currently projected
beginning 11AM on Sunday thru 11AM on Monday.
We will advise of any additional closures as they are announced.
